INFORMATION REGARDING ZONING

 

The Rural Community Coalition's interest and involvement in the changes in the Town of Mamakating is to limit the high density housing allowed and to maintain the rural character of our communities.

Presently zoning in the P/O Planned Office zone, N/R Neighborhood Residential zone, Village Center and Town Center zone allow PRD Planned Residential Development and high density in single family and two family homes with water and/or sewer.

The RCC met with zoning attorneys, Mamakating Zoning Board members, Mamakating Planning Board members, local legislatures and all of the Town of Mamakating Board members.

In the course of these meetings many concerns where presented including affordable housing, commercial development for tax base, support for the business districts, traffic flow and vehicle weight limits etc. All concerns where addressed and a general consensus was reached. We saw this as a good start.

Planned Office (PO)

  • Zoning currently allows Planned Residential Developments on min 25 acre 40% coverage
  • RCC requests Planned Residential Developments on min 10 acre 25% coverage.
  • New zoning Proposed Planned Residential Developments on min 25 acre 25% coverage added commercial Retail, Gas station/ Convenience store, auto/boat sales & repair, bar/Restaurant, contractor's yard: all special use permits

Neighborhood Residential (NR)

  • Zoning currently allows single family detached dwellings w/water or sewer on ½ acre.
  • RCC requested single family detached dwellings w/water and/or sewer on 1 acre.
  • New zoning proposed single family detached dwellings w/water or sewer on 2/3 acre.

 

  • Zoning currently allows single family detached dwelling w/water and sewer 4 units per acre.
  • RCC requested single family detached dwelling w/water and sewer 1 unit per acre.
  • New zoning proposed single family detached dwelling w/water and sewer ½ ac per unit

 

  • Zoning currently allows Planned Residential Developments on min 25 ac 40% coverage
  • RCC requests Planned Residential Developments on min 10 acre 25% coverage.
  • New zoning proposed Planned Residential Developments on min 25 ac 40 % coverage

Winterton Residential Agricultural WRA

  • Current Zoning (PDF)
  • RCC requested to expand the WRA to the Village of Bloomingburg
  • New zoning proposed expands WRA to the Village of Bloomingburg and adds medical offices and Research Business Park

Village Center

  • Zoning currently allows single family detached dwellings w/ water or sewer on ½ acre
  • RCC requested single family detached dwellings w/ water and/or sewer on 1 acre.
  • New zoning proposed single family detached dwellings w/ water or sewer on 2/3 acre

 

  • Zoning currently allows single family detached dwelling w/ water and sewer up to 5 dwellings per 1 acre
  • RCC requested single family detached dwelling w/ water and sewer 1 dwelling per acre
  • New zoning proposed single family detached dwelling w/ water and sewer 2 dwellings per acre

 

  • Zoning currently allows two family detached dwelling w/ water and sewer ¼ acre, 4 dwellings per acre

Hamlet Center HC

  • Zoning currently allows single family detach dwelling w/ water or sewer ½ acre
  • RCC requested single family detach dwelling w/ water or sewer 1 acre
  • New zoning proposed single family detach dwelling w/ water or sewer 2/3 acre

 

  • Zoning currently allows single family detach dwelling w/ water and sewer 1/4 acre, 4 units per acre
  • RCC requested single family detach dwelling w/ water and sewer 1 acre. 1 unit per acre

There are high density housing projects that have already been proposed and approved in the Villages of Bloomingburg and Village of Wurtsboro within the Town of Mamakating. In order to preserve our rural way of life we must safe guard our community and a first important step is through zoning. Zoning Laws are drafted and enacted for many reasons including imminent conditions that affect the community.
